Assistance with Obtaining a Codice Fiscale in Italy

A Codice Fiscale, or Italian tax code, is a mandatory personal identification number required for virtually all legal and financial transactions in Italy. Whether you’re buying property, opening a bank account, signing contracts, or starting a business, you will need a valid Codice Fiscale.

In this article, we provide a practical example of how the process works for a Czech citizen intending to invest in real estate in Italy, and how our agency can assist in this process — within the scope of what the law allows.

⚠️ Please note: We do not issue Codice Fiscale numbers ourselves. We help you prepare all the necessary documents and book an appointment at the Agenzia delle Entrate (the Italian Revenue Agency). You must attend the appointment in person to obtain your Codice Fiscale.


What We Can Do For You

Our support includes two main steps:

  1. Preparing the necessary form for the Agenzia delle Entrate.
  2. Booking an appointment for you at your preferred Agenzia delle Entrate office in Italy (subject to availability).

You will then need to appear in person at the appointment to present your documents and receive your Codice Fiscale, usually issued on the spot.


What We Need from You

To carry out the above two steps, we will need the following information and documents:

  • Full Name (First and Last Name)
  • Date and Place of Birth
  • Citizenship
  • Gender
  • Permanent address in the Czech Republic (or other EU country)
  • Scanned copy of your valid passport (preferred) or national ID card
  • Proof of interest in an Italian property (e.g. a property extract from the Italian land registry, indicating the location – in our sample case, this was a property in Belvedere Marittimo, Calabria)
  • Marital status – if you are married and both partners are involved in the property purchase, we recommend applying for a Codice Fiscale for both individuals and confirming shared ownership.
  • Preferred appointment date and location (for example, Bolzano, Monday morning)

How the Process Works

Here’s a step-by-step overview of how obtaining a Codice Fiscale typically works:

  1. Document Preparation: All documents and personal information must be submitted to us electronically in advance.
  2. Appointment Booking: We will reserve your appointment with the Agenzia delle Entrate at the office of your choice (e.g. Bolzano), subject to availability.
  3. Personal Attendance Required: The applicant must attend the appointment in person. If this is not possible, the process can only be completed via an authorized legal representative in Italy with a certified power of attorney.
  4. On-Site Issuance: After verification, the Codice Fiscale is usually issued immediately by the officer.
  5. Delivery of Codice Fiscale: You will receive the document in electronic form and/or printed version, depending on your preference.

Important Notes

  • Each person involved in the property purchase must obtain their own Codice Fiscale.
  • Italian authorities often require that names and addresses be provided in Latin script, especially if your ID documents contain diacritics.
  • Appointment availability may be limited. We recommend booking well in advance, especially if you need a specific time and location.
